Our approach

Management that understands your property.

Accounting is one part of property management. Site visits, monitoring works, coordinating suppliers and clear communication are equally important.

We start by getting to know the building: its technical condition, documentation, contracts, recurring costs and planned works. This helps us identify priorities and present owners with well-supported proposals.

Condominium management.

01 / Condominium ownership

We support co-owners in managing common areas and implementing resolutions passed at owners’ meetings, within the condominium regulations and the authority granted to the manager.

Accounts and reporting

Preparing budgets and annual accounts, allocating costs, managing contributions and monitoring payments. Clear documents help co-owners understand the association’s financial position.

Owners’ meetings and decisions

Preparing agendas and supporting documents, chairing meetings, taking minutes and following up on resolutions.

Maintenance and suppliers

Site visits, obtaining and comparing quotations, coordinating interventions and monitoring commissioned works. Activities and inspection frequency are defined in the mandate.

Renewal reserve fund

Reviewing available funds and anticipated works to help co-owners assess funding needs and plan major expenditure.

From our first conversation to the handover

How we get started.

01

Discussion and site visit

We listen to your needs and visit the property to understand its characteristics, condition and main requirements.

02

Document review

We review the available documents: condominium regulations, accounts, meeting minutes, contracts, insurance policies and ongoing works.

03

Proposal and responsibilities

We present a proposal setting out included services, fees, additional work and practical arrangements.

04

Management handover

We coordinate the transition with the outgoing manager and agree initial priorities, key contacts and communication arrangements.

Preparing the transition

Considering a change of property manager?

A well-prepared handover helps maintain continuity and clarify outstanding matters.

We can review the situation and prepare a proposal for the owners to consider. Before taking over, we review the existing mandate, the decisions required and the documents to be transferred.

Before we begin

Frequently asked questions.

How much does condominium management cost?

Fees depend on the size of the building, number of units, technical installations, condition and services required. The proposal distinguishes services included in the mandate from additional work.

Can we request a proposal if we already have a property manager?

Yes. We can prepare a proposal to help owners compare their options. Any subsequent change must follow the contractual terms and procedures applicable to the condominium association.

Which documents are useful for an initial review?

The latest annual accounts, budget, condominium regulations, recent meeting minutes and information on technical installations and planned works are useful. For rental properties, a rent roll and tenancy agreements are also relevant.

Can you help with major works?

We can support owners in obtaining quotations and coordinating works. For complex projects, services and responsibilities are defined in a separate mandate, with the relevant technical specialists involved.
